Finding a property in your own country of residence can be difficult enough, but searching foreign territory from a distance can be quite a daunting task and the choices you make are even more critical. Choosing the right agent
Choosing an agent that you can trust is imperative. Of course it makes a great deal of sense to source the right agent(s) prior to arrival on the island. We have affiliate offices through the islands and we carry property listings from all the best agents on each island. Our affiliates and all the agents we work with are exceptionally well connected, trustworthy and reliable.

Many, but not all, real estate agents in the Caribbean provide a comprehensive service to prospective purchasers that goes far beyond the services that are generally available from estate agents at home. Property Management and Rentals
Once you have purchased in the Caribbean, the good agents provide excellent ongoing property management and maintenance services including sourcing and training suitable villa staff. If you wish to rent, and you are with a good agent, your property will benefit from well-established, worldwide marketing outlets. We have worked with the very best property management and rental agents in the Caribbean for many years - some of our contacts go back over 35 years.

We have good connections through the islands for developers. We also offer a referral service to a specialist company that only deals in the Caribbean and offers unrivalled expertise in property sales, development, management and marketing throughout the Eastern and Southern Caribbean. The typical minimum investment for them is US$7m (ideally between US$10-30 million) with an approximate upper limit of US$100 million. Their criteria is based on well thought through proposals with principals that have a reasonable track record of developing in their chosen region and have, at least, part of their own equity money in each transaction. We select the properties we feature on Caribbean Property International so, subject to approval, we will list your property on the website free of charge providing that you are happy to appoint one of our recommended local real estate agents as your sales agent. The agency agreement will be between you and the local real estate agent. If you are already listed with a local agent, we will still consider your property for inclusion on our website providing that your appointed agent is on our approved list of agents.

If you are looking for help with your travel plans, we are more than happy to guide you. We know all the hotels worth staying in (from guest houses to the best five star hotels) and virtually every villa available for rental on each of the islands where we have our agents. We will give you our best advice and be your specialist Caribbean travel consultant. Once we have established exactly what you are looking for, we will work together with our fully bonded travel partners to help you to make all your travel and/or accommodation arrangements. Alternatively, we can make reservations for accommodation and car rental directly on your behalf, simply leaving you to settle your accounts with the relevant providers.
